Section 01
TitanScout is not a property survey
Our red-flag scans do not constitute a Royal Institution of Chartered Surveyors (RICS) Home Survey, a HomeBuyer Report, a Building Survey, a structural-engineer assessment, or any other regulated survey product. We do not enter the property, do not measure dimensions, and do not test materials or systems.
Before signing any property contract, you must commission a survey from a RICS-accredited surveyor or an equivalent professional regulated under the law of the property's jurisdiction. TitanScout output is intended only to inform the questions you put to that surveyor.
Section 02
TitanScout is not a valuation
Our outputs do not constitute a property valuation, a market appraisal, a mortgage valuation, or any opinion of price suitable for a regulated purpose. Repair-cost estimates are illustrative and assume average market rates for typical contractors. Actual costs vary considerably with location, contractor, and property condition.
If you require a valuation for mortgage, taxation, divorce, probate, insurance, or any other regulated purpose, instruct an RICS Registered Valuer or an equivalent local professional.

TitanScout is not legal advice
Our outputs do not constitute legal advice, conveyancing advice, planning-permission advice, building-regulation advice, leasehold advice, or expert-witness testimony. We are not a law firm and our staff are not solicitors.
Where you have legal questions about a property — title issues, restrictive covenants, party walls, neighbour disputes, lease extensions, planning enforcement — instruct a qualified solicitor.

TitanScout is not financial or insurance advice
Our outputs do not constitute mortgage advice, financial advice, tax advice, or insurance advice. We do not assess affordability, eligibility, premium structure, or product suitability.
For mortgage and insurance questions, instruct an FCA-authorised broker or adviser. For tax questions, instruct a qualified accountant.
Section 05
Inherent limits of AI output
Our models are statistical systems trained on prior data. They can produce confident-sounding statements that are factually wrong ("hallucinations"), they can miss issues that a human surveyor would notice, they can over-flag features that are normal for a region or archetype, and they can encode biases present in training data.
Output reflects the photos and notes you provide. We can only flag what is visible. We cannot detect issues that require physical inspection, instrumentation, drawings, or paperwork we have not been given.
We continuously refine the system, but we cannot guarantee that an output is complete, accurate, or fit for any specific purpose.
Section 06
Permitted use of outputs
You may use our outputs for personal decision-making, to structure questions for your surveyor, solicitor or mortgage adviser, and to share with friends, family, or co-buyers in private settings.
You may not use our outputs as evidence in legal proceedings, as the basis for an insurance claim, as a survey or valuation document, or as a representation about a property in any commercial transaction. You may not present our outputs as the work of a regulated professional.
Section 07
Third parties and the property
Our outputs may include observations about features visible in the property's vicinity. These are not findings of fact about neighbours, agents, sellers, landlords, or any other identifiable individual. You must not use our outputs to defame or harass any individual.
If a property listing is published by an estate agent or a private seller, our analysis is generated from your inputs. We do not represent the listing publisher and we do not vouch for the accuracy of any third-party listing data you supply.
Section 08
Geographic and archetype scope
TitanScout is calibrated primarily for residential properties in the United Kingdom and similar Northern-European housing archetypes. Output for properties outside that scope may be less accurate. We will tell you in the report when an archetype falls outside our calibration set.
Section 09
Your responsibility
By using TitanScout you agree that any decision to view, offer for, purchase, sell, let, or rent a property is your decision and your responsibility. We will not be liable for losses arising from your reliance on AI output instead of advice from a regulated professional.

We update this Disclaimer when material capabilities or limitations of the system change. The version in effect is the version published here. Where we restrict the permitted uses of outputs we will notify registered users by email.
